40hrs per week This is an exciting opportunity for a motivated and ambitious VOID Maintenance Officer. To successfully sustain all SFA (Service Family Accommodation) that are in VOID maintenance. Ensuring there is no deterioration or damage whilst the SFA is unoccupied and addressing any reactive maintenance requirements.
As the VOID Maintenance Officer, you will be a lone worker, mobile and required to conduct weekly and monthly inspections and reports.
This role reports to the VIVO VOID Supervisor; experience in VOID Maintenance. Responsibilities: Technical Responsibilities
Manage unoccupied SFA in VOID Maintenance within your area of responsibility.
Produce site survey report at Move Out or takeover of the SFA in VOID Maintenance, shall make a photographic record of the internal and external condition of the SFA at the start of Void Maintenance and on exit from the Void Maintenance period. These records shall be provided to the NAMS Supplier and shall be available for audit by the Buyer who may also verify the condition of the SFA.
Record all defects not to Move Out Standard.
Produce a rough scope of works and identify any SFA would offer opportunities for Continuous improvement or changes to the Void Maintenance regime providing better value for money for looking after the SFA whilst Void.
Security. Shall carry out a risk assessment and implement security measures appropriate to the neighborhood. This may include the installation of additional locks and 'security screens' to secure a Void SFA.
Inspections. Shall ensure the SFA remains secure, wind and weatherproof and in a good state of repair, identifying any required maintenance. Shall immediately notify their Line Manager if they become aware of unauthorised occupation or use of the Void SFA or vandalism.
Maintenance of the heating system and water supply. Shall adjust or drain down the SFA heating system and water supply to prevent damage or deterioration to the SFA.
Statutory and Mandatory compliance. Shall ensure all inspections and tests are compliant whilst in VOID Maintenance.
Shall ensure the SFA shall be in no worse a condition at the end of the Void Maintenance period as it was at the start of the Void Maintenance period.
Ensure all utilities bills are forwarded onto Utilities team.
Produce weekly and monthly reports to their line manager.

Lead by example across the VIVO contract and drive the achievement of the Company's objectives by demonstrating commitment to our values and strategy.
Work in collaboration with colleagues across VIVO, DIO, Pinnacle and Vivo supply chains. Essential Skills:
Experience in VOID property repairs and maintenance.
Experience of a role where performance measurement is extensive.
Experience of working in a service delivery environment
Collaborative working approach
Competent in Microsoft Office - Outlook, Word and Excel
Driving license
