Main purpose of postTo be responsible for the effective and efficient inspection of accommodationprovided by the Council to those in housing need in order to ensure compliance withsafety requirements and monitor standards of repairs and maintenance.To carry out tenancy checks, noting changes in circumstance, nuisance, complaints,requests for transfer etc and liaise with colleagues in the Tenancy Sustainment,Housing Support and Lettings teams as appropriate in order to ensure that thetenant and landlord are given support to resolve any issues.Key Accountabilities1. Responsible for the inspection of accommodation units as required, ensuring thatthey meet with required standard and are free of hazards under Housing Healthand Safety Rating System, liaising with Environmental Health Officers asrequired.2. Responsible for ensuring that all appropriate standards are met and variouscertifications are provided for gas and electrical installations, energy efficiencyetc.3. Prepare condition surveys, specifying appropriate remedial works to remove orreduce hazards and negotiate improvements with landlords/provider/repairs team.4. Monitor progress on repair issues and liaise with landlord/ provider/repairs teamto ensure repair items are attended to.5. Liaising with the Lettings Negotiators where necessary to ensure properties arelet in the swiftest time possible and any repair issues are deal with.6. Maintain and monitor safety certificates ensuring that they are all valid and indate. Update records to reflect this, and arrange for new ones where required.7. To ensure all paperwork is completed accurately and in a timely manner,according to council procedure.8. Carry out accompanied lettings with prospective occupants as required by theTeam manager, and ensure that all aspects of the accommodation are conveyedto them.9. Organise and carry out quarterly inspections of all direct leasing properties.10. To keep records of inspections and action taken on a weekly, monthly, quarterlyand annual basis so as to effectively improve standards.11. To provide the Direct Leasing and Lettings Team Manager with regular updatereports with regard to outstanding maintenance issues and matters of health andsafety.12. To take responsibility, relevant to the post, for ensuring that Council statutes andgovernment legislation is upheld. This includes the Data Protection Act, theHealth and Safety at Work Act, Equalities and Diversity, Standing Orders andFinancial regulations.13. Take responsibility, appropriate to the post, for ensuring compliance with councilpolicies and procedures aimed at promoting and safeguarding the welfare ofvulnerable children and adults14. To take responsibility, appropriate to the post, for tackling racism and promotinggood race, ethnic and community relations.15. To work flexibly in undertaking the duties and responsibilities of this job, andparticipate as required in multi-disciplinary cross-department and crossorganisationalgroups and task teams.16. To undertake any other duties that may be required. These may be varied fromtime to time to meet the needs of the service.
