Position Available: Senior Surveyor

About Us: We are seeking a talented individual to join our dynamic team in the field of property services. As a Senior Surveyor, you will play a crucial role in ensuring the quality, safety, and compliance of our properties.

Role Overview: Reporting to the Interim Head of Planned Works & Surveying, the Senior Surveyor will lead a team of surveyors in providing expert guidance on disrepair, structural, insurance, and statutory nuisance issues. You will collaborate with internal and external stakeholders to deliver outstanding customer service, value for money, and adherence to health and safety standards. Additionally, you will be responsible for managing budgets and ensuring compliance with organizational policies and procedures.

Key Responsibilities:

  • Lead and manage a team of surveyors, coordinating access arrangements, conducting inspections, and preparing detailed specifications for repair works.
  • Take the lead in managing legal claims, conducting root cause analysis, and representing the organization in court proceedings.
  • Maintain a comprehensive database of property-related legal claims, ensuring deadlines are met and actions are completed.
  • Collaborate with delivery teams, service providers, and stakeholders to ensure compliance with contracts and specifications.
  • Establish and maintain effective communication with key stakeholders, both internal and external.
  • Provide workload delivery, financial, and contractor performance data to senior management as required.
  • Authorize damages and costs within agreed levels, while monitoring budget and forecasting.
  • Ensure team conducts appropriate inspections, advises tenants on housing issues, and maintains accurate records.
  • Manage party wall surveys, boundary disputes, dangerous structures, and other specialist concerns.
  • Oversee procurement processes and contractor selection, ensuring compliance with regulations.
  • Provide performance management and support for surveying staff, including HR matters.
  • Conduct reviews of team processes and procedures to identify areas for improvement and minimize risk.
  • Ensure compliance with health and safety legislation and timely response to complaints and information requests.
  • Assist in identifying priority projects for investment and property improvement.

Requirements:

  • Degree or equivalent qualification in building, construction surveying, or related field.
  • Knowledge of legal frameworks related to property disrepair and health and safety regulations.
  • Experience in managing challenging situations and supervising staff and contractors.
  • Strong communication skills and ability to deliver clear and accurate reports.
  • Proficiency in surveying buildings, diagnosing defects, and specifying required works.
  • Understanding of contracts, procurement methods, and construction technology.
  • Excellent IT skills, including Microsoft Office and housing management systems.
  • Awareness of cultural and community diversity and commitment to equal opportunities.
  • Experience in social housing activities and legal disrepair matters is desirable.

Additional Information:

  • This position requires a DBS check.
  • Availability for work outside normal hours and a valid driving license are essential.
