Description:Our client is looking for a Senior Site Manager to work at a location in PortsmouthKey Responsibilities for the position include:Responsible for maintaining a high end Residential and Commercial estate/buildings providing a safe and well-kept environment for the residents, their guests, and other visitors to the property.ESSENTIAL DUTIES AND RESPONSIBILITIESInclude the following, but are not limited to. · Managing an on-site maintenance team - Gardeners, Painters, General Maintenance on building and grounds maintenance.· Ensure that all works are allocated and managed weekly and monthly, and achieved to a high standard.· Undertake on-site walk around and regular works audits.· Undertake regular maintenance of all fire safety systems and emergency lighting, AOVs and fire alarms.· Test and certificate all necessary Electrical site facilities. · Monitor and replace any failed lighting inside buildings and across the estate.· Assisting residents with enquiries.· Staff attendance and payment administration.· Onsite paperwork and document management.· Thorough knowledge of company policies and procedures.· Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the property to the Property Manager.· Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.· Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.· May be required to work on an on-call basis.· Anything else that the Property Manager feels may fall into the Site Manager's job description.REASONING ABILITY: Ability to apply common sense and understanding in dealing with a variety of challenges and difficult situations.PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.Key Skills & Experience required for the position include:· To perform this job successfully, this individual must be experienced with site management with previous experience in managing teams for small works and building maintenance.· Must be a fully qualified Electrician to City and Guilds Part 1 & 2 and ideally JIB with test certification, 17th/18th Edition.· Previous caretaking or related experience is preferred.· Should be conversant in writing reports, completing statutory logs and understanding of preparing/obtaining quotations for Client approval. (S20’s).· Must be able to operate a cherry picker and have a good understanding of plant machinery· Good communication and teamwork skills.Additional Details for the position:Must have a driving licenseAn understanding of Health and Safety and First Aid.
