As a Senior Quantity Surveyor within our development team, you will play a pivotal role in managing the cost and financial aspects of our development projects from inception through to completion. You will be responsible for ensuring that projects are delivered within budget while maintaining high-quality standards. This role requires strong analytical skills, attention to detail, and the ability to work collaboratively with various stakeholders.



Key Responsibilities:





  1. Cost Management:




    • Prepare detailed cost estimates for development projects, including materials, labor, and other expenses.

    • Monitor project budgets and expenditures throughout the development lifecycle.

    • Identify potential cost-saving opportunities and value engineering solutions.

    • Review and analyze contractor and supplier quotations to ensure competitiveness and accuracy.




  2. Contract Administration:




    • Negotiate contracts with contractors, suppliers, and vendors.

    • Administer contracts and ensure compliance with contractual terms and conditions.

    • Manage variations and claims, resolving any disputes that may arise.

    • Review and approve contractor payment applications and invoices.




  3. Risk Management:




    • Identify and assess potential risks associated with development projects.

    • Develop strategies to mitigate risks and minimize their impact on project outcomes.

    • Monitor project progress and implement corrective actions as necessary to ensure adherence to budget and schedule.




  4. Stakeholder Management:




    • Collaborate with internal teams, including project managers, architects, engineers, and finance professionals, to ensure alignment of project objectives and requirements.

    • Liaise with external stakeholders such as contractors, consultants, local authorities, and regulatory bodies.

    • Provide regular project updates and financial reports to senior management and stakeholders.




  5. Cost Reporting and Analysis:




    • Prepare comprehensive cost reports and financial forecasts for development projects.

    • Conduct cost variance analysis and provide recommendations for cost optimization.

    • Track and report on key performance indicators (KPIs) related to project cost and financial performance.





Qualifications and Skills:




  • Bachelor's degree in Quantity Surveying, Construction Management, or related field.

  • Proven experience as a Quantity Surveyor in the development sector, with a focus on residential, commercial, or mixed-use projects.

  • Membership in a relevant professional body (e.g., Royal Institution of Chartered Surveyors - RICS) is desirable.

  • Strong knowledge of construction contracts, procurement methods, and cost management techniques.

  • Excellent negotiation and communication skills, with the ability to build and maintain effective relationships with internal and external stakeholders.

  • Proficiency in project management software and Microsoft Excel for cost estimating and analysis.

  • Ability to work independently, prioritize tasks, and manage multiple projects simultaneously.

  • Attention to detail and a proactive approach to problem-solving.
