The energy our people bring is unmatched, and each of us has the opportunity to change this city for the better.ABOUT THE ROLESWe are recruiting multiple Senior Commercial Asset managers across different sectors in our Asset Management business, including Retail, Arches and Offices. The roles are ideal for a commercial property specialist with a passion for UK real estate and a desire to be part of our fast paced, dynamic and friendly team. Based in London, these are critical roles in our integrated multi-disciplined Asset Management team, which provides high quality asset management delivery across the portfolio. The roles will sit in one of three sector specific teams:Retail & Arches - Over 1,500 businesses are in TfL stations, on London’s high streets and in arches under TfL’s rail lines. Around 95 per cent of our customers are small and medium‑sized enterprises. From learner swimming pools to barber shops to gin distilleries, we help these businesses grow and thrive. We plan to invest over 300m in our arches and in spaces that are home, or will become home, to businesses. We will work closely with customers and communities as we develop our plans, helping existing businesses succeed as well as welcoming new businesses onto our estate.Offices - The newly formed Commercial Office team has an existing portfolio of c. 500k sq ft, with potential opportunity to redevelop/refurbish, deliver sustainable long-term income, drive portfolio value and generate capital receipts enabling further growth and investment within the estate. In addition, there is over 600k sq ft of state-of-the-art office buildings in the development pipeline. This portfolio puts Places for London in a unique position to deliver fit for the future, high-amenity, high-accessibility, low-carbon offices that support vibrant life and commerce, connected by public transport and active travel.  This is a great opportunity for an individual looking to contribute to the success of Places for London.KEY RESPONSIBILITIESWorking with the Head of Sector the roles will be required to manage, motivate, energise and develop a high-performance team with responsibility for the day-to-day line management of asset manager/s. The focus of the roles is to optimise, enhance and grow the portfolio by creating sustainable, long-term income and enhanced capital value whilst implementing ESG and sustainability strategies.Specific responsibilities include: Prepare asset management business plans and forecast cashflows, inc CapEx requirements, to meet the company’s objectives and add value to the portfolio.Undertake effective and timely implementation of the business plans.Procure, engage with and effectively manage internal teams, the operational business and appropriate third-party consultants and advisors required for the implementation of the business plans.Procure and manage letting agents including production of marketing strategy and materials (working with our in-house lettings team where appropriate).Manage the letting processes including lease negotiation ensuring transactions are completed quickly and efficiently - to undertake the letting of specific units as required (working with our in-house lettings team where appropriate).To undertake rent reviews, lease renewals and lease regears as required (including working with our in-house property managers and where relevant procuring and managing third-party consultants)Manage all lease events including rent review, lease renewal and lease regear processes to timely completion.Aligned with the Investment Strategy, act as internal client to Property Development function identifying, strategising and progressing opportunities to maximise long term value through commercial development.Aligned with the Investment Strategy, identification and delivery of refurbishment, repurposing and/or change of use projects. Deliver CapEx projects within the business plans working with the project and design teams providing oversight on design and specification, preparing budgets and programmes, testing viability, recommending the project and subsequent oversight of the works and cost management.Work collaboratively with the portfolio property management functions to ensure timely rent collection, service charge management, property maintenance and health and safety audit.To be responsible for management of all asset data ensuring that internal and external teams maintain this accurately and in real time.Produce and provide regular timely detailed reports for the purposes of measuring progress against business plans and cashflow forecasts in the form of performance packs, Investment Group papers, budgets, valuations, business plans, governance and compliance requirements.Provide information to and assist in asset valuations undertaken by external independent valuers.To ensure the business’s ESG and Sustainability objectives are included within the business plans and costed strategies are implemented with the impact recorded and reported.ABOUT YOU Demonstrable property asset/portfolio management experience with a strong market profile, ideally gained within a leading property company, developer, advisory group or real estate fund. Knowledge of the key commercial dynamics of the property industry, including trends and standards.Entrepreneurial mindset with strong commercial acumen, vision and creativity enabling you to identify new opportunities and present innovative and robust financial business cases.Track record of successfully delivering customer focused, best-in-class practices that are innovative and adaptive whilst suiting a complex transport environment.Experience of delivering strategies, revenue targets, budgets and projects.Experience of managing high-performing teams with a focus on driving a culture of inclusiveness, customer focus and commerciality.Energy, passion and the ability to motivate not only within the team but also colleagues across Places for London/ TfL.Strong stakeholder management skills with the ability to build relationships with internal and external stakeholders. Ensure buy-in, negotiate, and resolve conflicts.An awareness and understanding of relevant ESG requirements, risk and opportunities.SKILLS AND EXPERIENCETechnical Skills: Competent business user of MS Office software including Word, Excel, PowerPoint, SharePoint.Competent business user of Argus software.Previous experience of property management databases, preferably including Horizon.Ability to work in a fast-paced team environment.Ability to learn and apply concepts quickly.Strong verbal and written communication skills.Experience: Previous experience gained within either a client-side role and/or a consultancy role.10 years minimum experience preferred of retail, office or Arches property transactions, asset management, leasing or valuation, preferably in the Greater London market.Education: A Level education or equivalent.Degree education or equivalent in a related discipline. MRICS (Member of the Royal Institution of Chartered Surveyors) – Preferred.KEY COMPETENCIES We use our key competency framework to recruit and develop our team because we want to ensure our people have the ability to exceed expectations and make a real impact on the work we do.Exceed – Can be fully relied upon to deliver tasks and outperform deadlines.
