Property Repairs Manager
Salary – Up to £50,000 per annum plus other benefits
Location – The Midlands Region
Our client is a fast-growing entrepreneurial company on a mission to help solve the affordable housing crisis in England. They have delivered around 12,000 new high-quality homes across affordable rent, shared ownership, and social rent tenures for the past few years.
They are now seeking an experienced Property Repairs Manager to lead the maintenance of their rapidly expanding property portfolio.
The Role
As Property Repairs Manager, you will be responsible for developing and implementing the strategy and operational processes for managing responsive repairs across the companys affordable housing portfolio. This includes establishing contractor relationships, setting KPIs, implementing systems and reporting.
You will lead a team of repairs supervisors and coordinate closely with property managers to ensure a best-in-class repairs service for residents. Employing innovative approaches and leveraging technology will be critical to drive efficiency and customer satisfaction at scale.
Key responsibilities include:
Repairs Service Delivery
• Manage the responsive repairs service across the housing providers’ properties.
• Oversee the handling and scheduling of repair requests from tenants.
• Manage a team of repairs supervisors, inspectors, and schedulers.
• Ensure repairs are carried out efficiently, within target timescales and to the required standards.
Contractor Management
• Procure and manage contracts with external repairs and maintenance contractors.
• Monitor contractor performance against KPIs around cost, quality and timescales.
• Regularly review and renegotiate contractor rates to ensure value for money.
• Implement robust processes for inspecting and signing off completed works.
Budget Management
• Manage the annual repairs and maintenance budget effectively.
• Monitor and report on repairs expenditure against budget forecasts.
Process Improvement
• Continuously review and improve repairs processes for effectiveness and efficiency
• Analyze repairs data and customer feedback to drive service enhancements
Resident Liaison
• Oversee resident communication regarding repair requests and works.
• Implement systems for receiving feedback and complaints.
• Ensure a resident-focused repairs service meeting quality standards.
• Report on resident satisfaction levels for the repairs service.
Team Management
• Recruit, train and develop a high performing repairs operations team.
• Set targets and performance objectives aligned with wider business goals.
• Provide leadership, motivation and manage underperformance where necessary.
The Requirements
• Proven experience leading a responsive repairs operation, preferably for a residential portfolio.
• Customer-focused mindset and drive for delivering service excellence.
• Collaborative leadership style with ability to influence and motivate teams.
