Job Title: Property Manager
Location: Pinner
Salary: £32,000 per annum

We are seeking a skilled and experienced Property Manager to join our team in Pinner. This role presents an exciting opportunity for a candidate with a minimum of 3 years' experience in Property Management, who possesses strong problem-solving abilities and a dedication to delivering excellent customer service.
The ideal candidate will demonstrate a passion for the lettings industry, particularly in property management.

Responsibilities:

• Advising and guiding landlords on the management of their properties
• Handling day-to-day maintenance issues and conducting routine property visits
• Coordinating refurbishment works, including obtaining quotes and managing contractors
• Liaising with tenants and contractors to ensure timely completion of works
• Progressing quotes and managing invoices to ensure timely payments
• Conducting detailed property visits and generating precise reports using online applications/websites
• Ensuring properties comply with Health & Safety legislation and meet statutory obligations (e.g., gas safety, electrical safety)
• Negotiating end-of-tenancy deposit dilapidations and addressing TDS disputes if required
• Managing insurance claims
• Handling utility changeovers and queries
• Arranging end-of-tenancy procedures and ensuring properties are prepared for new tenancies

Requirements:

• Minimum 3 years of experience in Property Management
• ARLA qualification preferred, but not essential
• Understanding of current lettings legislation
• Highly organised with the ability to prioritise workload effectively
• Strong problem-solving skills
• Excellent customer service skills
• Good telephone manner and a positive attitude
• Ability to work in a fast-paced environment
• Knowledge of the local area is advantageous
• Full UK driving licence and own car
