We specialise in the recruitment of high quality candidates in the Building & Engineering sector. We have an excellent opportunity for a Property Manager / Asset Manager / Building Surveyor to join a luxury property management company based in Mayfair. The post holder with mainly have responsibility for two West End small commercial buildings and a mid-sized residential block.Up to £55,000 - will possibly pay more for the right candidate + Great BenefitsProperty Manager / Asset Manager / Building Surveyor’s Core DutiesRegular inspection of portfolio throughout UK, mainly within LondonEnsure compliance with health & safety regulations; instruct fire risk assessment reportsReview and approve alterations across the portfolioReview and liaise with insurance broker on all aspects of building insurance, including risk assessment, coverage amounts and inspectionsReview and approve all portfolio invoicesTender and prepare portfolio service and maintenance contractsMaintain files in accordance with GDPR regulations and office policiesProvide supervision of regular scheduled maintenance works and emergency repairsManage, recruit, and train team of portersLiaise with residents and leaseholders on all property-related mattersManage service charge arrears, including debt management and referral to solicitorsOversee M&E systems, lifts, CWST, CCTV, boilers, and access control systemsIssue Section 20 notices, and manage timelines and legal requirementsPrepare budget and expense reports; in liaison with accounts teamDeal with business rateable values, valuations offices and agents; filing of appealsResponsible for payment of business rates and Empty Property Rate Relief exemptionsReview commercials lease terms and negotiations, tenant move-in and move-outProperty Manager / Asset Manager / Building Surveyor’s Key ExperienceAt least 5 years’ experience managing propertiesHold building surveying qualifications, MRICS / FRICS preferred but not essentialExperience reviewing residential and commercial property leasesExperience with Health & Safety, IOSH or NEBOSH - desirableExperience managing maintenance contracts and good understanding of general properties repairs and maintenanceGood understanding of building insuranceExperience in service charge arrears management, including debt managementFamiliarity with M&E systems, including lifts, CWST, CCTV, boilers and access control systemsExperience with issuing of Section 20 noticesExperience with business rateable values, valuations offices and agentsFamiliarity with commercials heads of lease terms and lease negotiations, tenant move-in and move-out and dilapidations inspectionsExperience in preparing multi-schedule budgets, service charge accounts, to run in conjunction with lease documents, allocations, and timelinesAre you enthusiastic about the Property Manager / Asset Manager / Building Surveyor job?
