We are seeking a dynamic and experienced Property/ Building/ Accommodation Manager for a brand-new Build to Rent scheme in the heart of Coulsdon. This role is perfect for someone who thrives in a fast-paced environment, has a knack for exceptional customer service, and is eager to build a welcoming community from the ground up.
Key Responsibilities:
Customer Service:
Warm Welcome:
Ensure residents and visitors feel at home from the moment they walk through the door.
Resident Satisfaction:
Quickly respond to questions, maintenance requests, and complaints, resolving service issues efficiently.
Community Building:
Manage and host regular social events, foster interactions on our Resident APP, and create a connected community.
Local Engagement:
Establish strong relationships with local businesses to embed our development into the local community fabric.
On-boarding Excellence:
Deliver comprehensive on-boarding materials including handbooks, notices, and instructions.
Lettings:
Full Occupancy:
Retain current residents with renewals, and market, show, and negotiate leases for vacant apartments.
Smooth Transitions:
Ensure seamless lettings from offer acceptance to move-in and settling of new tenants.
Tenancy Management:
Prepare and process tenancy agreements in line with company procedures.
Application Review:
Evaluate tenancy applications for suitability.
Documentation Audit:
Oversee enquiry and tenancy agreement paperwork, reporting to relevant teams.
Inventory Coordination:
Manage move-in/out inventories and any necessary cleaning.
Operational KPIs:
Achieve targets including Net Income, Occupancy, and Customer Satisfaction.
Property Management / Health & Safety:
Regular Inspections:
Conduct property walkarounds to maintain safety, cleanliness, and aesthetic standards.
Financial Oversight:
Contribute to operational budgets and financial performance, seeking efficiencies.
Compliance:
Stay updated on H&S legislation, implement changes, and ensure statutory compliance.
Risk Management:
Address risk assessments and corrective actions.
Supplier and Contractor Management:
Ensure compliance with H&S/CDM/statutory obligations before work begins.
Emergency Preparedness:
Manage emergency protocols, including regular testing.
Maintenance Monitoring:
Oversee maintenance activities, ensuring they meet company and statutory standards.
About You:
Experience:
Previous experience in Building or Accommodation Management.
Skills:
Excellent customer service, organisational, and communication skills.
Passion:
A genuine desire to build and nurture a thriving community.
Knowledge:
Understanding of H&S regulations and property management best practices.
