Overview of this role..You will be allocated a portfolio of industrial assets in/around the SE which you will take full day to day and strategic asset managment responsibility, for.Undertake all landlord and tenant negotiations pertaining to rent reviews, lease renewals and alienation applicationsUndertake direct lettings and oversee external relationships with agents to work together to drive down voids and set strong rental tonesRegular site inspections to ensure lease compliance and also spot potential asset management opportunities - surrenders, regears and capex projects, etc Deal with any day to day tenant queries, including rental disputes, with a big emphasis on building strong tenant relationships to retain occupiers within the estateManage and deploy service charge monies to maintain estate presentation Explore and deliver value add initiatives across the portfolio Your professional experience to date ...You will have strong L&T experience, ideally having undertaken direct negotiations across lease eventsProperty management will form the backbone of your professional experience to date, including dealing with service charge budgeting, disputes and reconciliationsIf you have undertaken direct lettings with occupiers that would be advantageousExposure to industrial assets would be an advantage Creative asset management experience would also be beneficial but is not essentialThis opportunity will suit an individual at the early stages of their career, seeking to broaden their horizons and become part of an agile and motivated team working across a dynamic portfolio which offers variety and challenge.
