What you will be doing
You have a vital part to play in the overall business, which is to lead and manage the high quality property refurbishment service. You will have an organic stream of properties to manage the refurbishment of as other departments within the business work with investors to help them find and purchase properties. You will ensure that your team delivers and focuses on positive customer outcomes and satisfaction, meeting the needs and aspirations of customers that engage in a hands free property portfolio building service. This position will need you to be accountable for driving a team towards successful refurbishment projects to create safe homes for tenants within agreed timescales and budgets.
Be responsible for:
The management, coordination, and control of allocated resources to ensure the delivery of excellent refurbishment services
Ensuring that all aspects such as quality and safety are delivered to the highest standards in line with customer needs and expectations
Ensuring compliance with organisational requirements for GDPR, risk management, HHSRS, fire safety, health & safety and other legal and statutory requirements along with best practice and general duty of care
To contribute effectively to the development of the Board objectives, ensuring ownership of responsibilities and targets to the small project team
To develop and achieve performance targets and improvement plans across our portfolio with a focus on continuous improvement and value for money, including negotiation to ensure that a performance culture is developed and sustained within the team and wider partners
Support the recruitment process, to interview, induct, train, develop, and manage staff to ensure effective service delivery and customer service
Keep detailed records of various aspects of the work, based upon frequent site visits and ensuring the asset management database is updated
Provide technical support to our contractors, including contract administration, defects diagnosis, the design and specification of works, communication with internal and external customers and the monitoring of project expenditure
What you will have
It is vital that you are in a very similar role already and certified for Health and Safety within Property/Construction. Experience of managing and developing a small team. Has overseen the effective negotiation, management, coordination, and allocation of resources for the delivery of multiple residential refurbishments simultaneously. Excellent time and cost management skills. Superb problem-solving and resource planning. Strong working knowledge of the private rental sector, particularly around building regulations, H&S and Regulatory Requirements. Working knowledge of CDM 2015, Building Regulations Part F, and fire safety regulations. Self-motivated, performance-driven with the initiative to assess complex situations, make decisions quickly and effectively, and deliver excellent customer service. Has a relevant Construction / Property qualification (HNC or above) or equivalent experience to the role. The ability to drive and have a vehicle available to use for work purposes.
