Success Recruit are currently working with a well-established Property Developer with a portfolio of commercial & residential sites covering Essex, Suffolk & Herts who are seeking an experienced Estates / Property Manager to join the team. Working closely with the managing director daily and being responsible for the day-to-day management of a portfolio worth up to 50 million.



The successful Estates / Property Manager will work closely with a small and efficient team managing ongoing requests and achieving maintaining revenue and relationships with managing agents. Travel will be required to sites on occasions.



The successful Estates / Property Manager will be expected to:




  • Have previous experience within commercial and residential property / estate management,

  • Have current law, legislation and contract knowledge

  • Have managed multiple sites supporting with a variety of tenants during career

  • Have strong communication and organisational skills with the ability to build relationships quickly

Job Description



The Successful Estates / Property Manager will be responsible for the day-to-day management of a large portfolio of commercial and residential property as well as supporting with any new planned developments in the future and supporting with ensuring maximum tenancy is achieved and sourced when required.



Duties to include but not limited to:




  • Manage all tenant relationships / managing agents & external facility managers effectively

  • Attend site visits and ensure the smooth running of portfolio

  • Ensure annual valuations / insurances / risk assessments & Health & Safety procedures are in place

  • Ensure the portfolios buildings are maintained to the highest standards

  • Put in place suitable procedures to ensure any required reactive maintenance is minimised and dealt with quickly, safely, and effectively

  • Identify where the organisation could work more efficiently and effectively and using initiative and creativity to find solutions to overcome problems and forecast any problems

  • Ensure positive and proactive relationships are maintained with relevant and effective contractor teams, source, identify & arrange tenders for new suppliers where needed

  • Source and manage contractors and suppliers, specifying work appropriately and ensuring it is carried out to the required standard and deadlines

  • Communicate effectively with all internal teams to ensure the consistent, effective and efficient delivery of planned and reactive tasks



This position would suit someone who is seeking a position where they enjoy having ownership and taking responsibility for a large portfolio of commercial and residential properties, with up to date legislation, contract knowledge.   Experience working with managing agents and other 3rd parties whilst building strong relationships is essential. It would suit someone who is passionate about property and looking to continue growing their career with the expectation to take on more responsibility longer term.



Hours:   Monday to Friday – 9:00 – 5:00pm – flexibility will be required on occasions where some out of hours work will be required



Salary:   £45k-70k dependant on experience
