Hands-On Assistant Property Manager (Commercial Properties)



Location: Birmingham, West Midlands, and Black Country



We are seeking a dedicated Assistant Property Maintenance Manager to join our Asset Management team, supporting the day-to-day operations of our commercial properties with a hands-on approach.



This is a hands-on role and as such you must be prepared to undertake small works such as lock changes, small repairs as a part of the role.



Daily Responsibilities:



Property Viewings & Inspections: Visit commercial properties to ensure tenants are maintaining them in good order, address any breaches, resolve tenant complaints, enforce occupancy rules, inspect vacant units, organize necessary repairs, and conduct viewings and inspections.



Maintenance: Oversee the delivery of planned, cyclical, and reactive maintenance by engaging with our preferred contractors and suppliers. Perform regular site visits, including formal monthly and quarterly assessments, while maintaining an informal presence and following through on actions to completion. Handle small repairs and maintenance tasks as needed.



Management of Tenancies: Manage the tenancy application and check-in process from start to finish, ensuring applications are complete and maintaining accurate records of all payments and paperwork. This includes preparing tenancy agreements, guarantor agreements, inventories, renewals, and other tenancy-related documents.



Tenant Liaison and Customer Service: Serve as the first point of contact for tenant queries, handling all issues, payments, concerns, and questions. Build positive and productive relationships with tenants, addressing their concerns and requests professionally.



Requirements:



Must have a Full UK Driving Licence



Experience within commercial property environments is a must for this role.



Strong problem-solving skills to address tenant issues effectively



Reliable, punctual, and able to work independently



Capable of prioritizing tasks effectively



Proven experience in property management or a similar role



A positive "Yes" attitude towards work
