Our client, an established Surveyors based in East London have a new vacancy for a Leasehold Property Manager. This is a 1 year FTC with potential long term opportunity paying 35k - 40k DOE.Job purposeTo provide day to day managemen of residential leasehold blocksTo provide quality block management servicesTo ensure compliance with management agreements, contracts and leasesTo provide support and line management of property officerKey AccountabilitiesOverall responsibility of the performance of the PM service.Responsible fo the line management of the Property OfficerSetting up and preperation of annual service charge budgetsAdministering company and statutory accounts as requiredTo promore and foster collaborative workingManage all queries, complauints and communications and maintain sound working relationshipsAdminister and manager S20 consultations, major works, long term agreeements icnlduign tendering and completion of worksAdhereance to lanlord & Tenant Act, statutory Health & Safety procedures and CLRA 2002 including changes to S20.Check compliance with and enforcement of the terms of leases and stsatrequirmenents.Be responsible for arreas recovery and performanceInvoice authorisationCarry out inspections as requiredArrange & attend meetings Provide property management adviceWrite letters and reportsAppointment and monitoring of contractsPreparation of Sale enquiry / Leasehold management packs for ResalesPrepare and submit rent reports for clients as requirdAssist with commerical property management as required taking lead on HA property portfolioFirst tier tribunal preparation and attendance as requiredAssist & support the Company as appropriateCheck compliance with an enforcement of the terms of leases and statutory requirements Technical Competencies Qualifications:A level or equivilent level of educationRelevant professional qualification or the ability to attainIRPM membership/qualification (desirable)KnowledgeKnowledge of residential and commerical block and property managementKnowledge of the company's act and company law (desirable)Reasonable knowledge of repairs and maintenance issuesKnowledge of Landlord & Tenants ActsKnowledge and understanding of CRLA 2002 ExperienceMin 2 years experience working within a property and easehold management environmentPrivate sector experience and managing agent services an advantageExperience of managing competing priorities and workin to tight deadlines Skills & AbilitiesExcellent customer acre and interpersonal skillsAble to show initiative and work unsupervisedProduce clea and easy to read letters, reports, correspondenceTo work to agreed deadlinesStrong interpersonal, communication and negotiation skil.Information and communication technology including MS Office application and property management software of CRM databases
