Leasehold Block Manager –London Portfolio - Remote Working
A fantastic opportunity for an Experienced Block Manager has just come available. Our client are currently looking for a Block Manager to join their busy and growing block management department.
As a Block Manager you will primarily responsible for the delivery of management services, covering a portfolio across London ( zones 1and2) where applicable, mixed-use buildings and estates. This role will be the direct interface with the Client/Freeholder and Leaseholders within their portfolio.
Duties will include but not limited to:
Property Inspections and Maintenance
Carrying out periodic inspections of the property and prepare site reports for the client / landlord / residents’ committee / insurance company
Ensuring compliance with Health & Safety Regulations and maintain accurate records of Risk Assessments
Inspections and Reports
Monitoring and maintaining building management systems
Finance: Budgets and Client Accounts
Ensuring that Management Agreements are in place for all clients and developments
Preparing budgets for each property within the portfolio
Liaising with clients / landlords to agree the service charge budget
Insurance: Building, Directors and Officers insurance
Meetings: EGMs, AGMs, Directors’ and Residents’ meetings
Correspondence and Administration
Breaches of the Lease
Liaising with the client / landlord where the terms of the lease are not being adhered to by individual resident/leaseholder
Obtaining quotations for services as required by the clients / landlords and in compliance with the lease or other legal documentation in place at the property
Carrying out the interviewing, selecting, appointing and supervision of contractors
Providing contractors with a specification of works and work orders for all works to be carried out
Ensuring that all contractors have appropriate Public Liability Insurance and comply with current Health and Safety requirements
Undertaking all duties usually associated with leasehold property management, in accordance with agreed company procedures, the management agreements and the legal documentation in place
Carrying out all duties within ARMA guidelines and RICS code of practice
Developing business relations with group members in order to maximise cross-selling opportunities
The right candidate ideally will possess the following:
Previous block management experience is required
Must be a highly organised individual
Accountancy or previous property experience is an advantage
Be courteous and professional in all dealing with clients, customers, contractors and general public
Good customer relationship skills is a must
AIRPM qualification is an advantage but is not essential

The hours will be:
Monday to Friday 9am – 6pm (remote Working)
Salary range will be: between £40,000pa to £45,000 basic plus a £3,600 car allowance
