Job SummaryMy client is a senior living developer who are going through an exciting period of growth, this has resulted in the need for a brand new Head of Construction to join the already established construction and development team.As a senior manager in the team this new hire will lead on the delivery of multiple projects where the focus will run right through from tender and estimating to the defects rectification period. Responsible for numerous sites, the Head of Construction will hold responsibility for all the commercial and production aspects of projects whether delivered by the internal team or main contractors. Management of external teams as well as internal who will include include, technical advisors, designers and supply chain to name a few will be critical so this person will need to be an accomplished manager with both a hands on ability but also the knowledge of when to delegate .Key Responsibilities:Responsible for all commercial, production and safety ensuring successful construction project delivery to cost, time and quality.Review construction budgets within development appraisals, providing advice and seeking where necessary, external advice on construction costs associated with the development appraisal.Lead the negotiation of the various legal agreements required as part of the construction process, including but not limited to the negotiation of Letters of Intent, construction contracts, sub-contracts, design appointments, warranties and collateral warranties.Manage and oversee the professional team in the procurement and appointment of the main contractor ensuring that the build contract dovetails with the other legal agreements relating to the development.Will take responsibility for the health and safety requirements of the company in relation to its role as the Client under the CDM regulations and appoint the necessary consultants to offer advice in this area.Ensure that the construction projects finish to the required timetable, to the required quality and in a safe environment.Administer the obligations of the company in relation to statutory responsibilities and legal agreements that may sit alongside the build contract.Key qualifications and Skills:Experience of managing the commercial function, design, delivery and implementation of large residential construction projects. Knowledge of the senior living sector is desirable.Educated to degree level or equivalent in an engineering or construction discipline. Or via significant demonstrable experience and track record.Working knowledge of JCT D&B form of contract and the Construction Design and Management Regulations with demonstrable experience of site safety and commercial management.Project management qualification or track record including project planning and implementation, financial control, the assessment of contract strategies, contract supervision and safety.Membership of relevant technical body e.g: Chartered Institute of Building, Association of Project Managers or RICS.This is a hybrid working role where you will be required to be in the office and on site for circa 3 days with remote working making up the rest of your week.
