MAIN PURPOSE OF JOBProviding mechanical and electrical maintenance guidance/support and control to the facilities and maintenance support services, ensuring the organisation is compliant and that all scheduled maintenance/testing tasks are carried out as per specifications and timescales. Maintaining and modifying the CAFM system and assessing mechanical and electrical devices, ensuring efficiency and performance is maintained. Assisting the Facilities Director with general day-to-day tasks such as PPM reporting, projects, compliance documentation and general ad-hoc duties management duties.Plan and schedule workflows with the facilities Director, taking ownership of specific remedial work projects i.e part replacements.KEY RESPONSIBILITIES• Take the lead on, and ensure compliance that, all PPM tasks are completed and up to date inline with SFG20 maintenance regime. That all associated building maintenance tasks, including remedial works are carried out to an acceptable standard• Ensure all associated paperwork in relation to statutory tests and inspections is collated and placed into the relevant file, system or tracker i.e Gas safe, AHUs, LOLER, PSSR and daily plant room checks• Carry out maintenance assessment of building associated systems, ensuring the Facilities Director and Facilities Engineering Co-ordinator are informed if any further remedial works• Support the Facilities Engineering Co-ordinator on the utilisation of the site BMS system, engaging with the Supplier around improvements and issues• Be the day-to-day point of contact on site, for all FM matters, escalating to the Facilities Director when appropriate• Support the PPM for critical safety equipment ensuring it is maintained as per schedule/Written scheme, ensuring the Facilities Engineering Co-ordinator is kept informed of activities• Support and mentor other within the Facilities Team, taking the lead in emergencies or in periods of absence and advise as required• Actively participate into ongoing development of the company CAFM system including updating and reviewing• Produce the required monthly and annual compliance certification in relation to tasks carried out, ensuring trackers are appropriately updated to inform a current position• Update and log completed tasks within the relevant systems or trackers, self-performed or by contractors• Provide Risk Assessments and where required method statements for works managed by Immunocore• Ensure H&S compliance at all times and highlighting any concerns H&S issues immediately. Identify and deal with issues on a pro-active basis to ensure a clean, safe and tidy workplace• liaise with the EHs department on matters impact health and safety or compliance with EHS statutory provisions• Support Facilities Director and Facilities Engineering Co-ordinator as required• Attend callouts / urgent issues to identify issues and repair / make safe and request support as required• Complete designated pre-planned and reactive tasks on a daily basis, and reporting back to the Facilities Director and Facilities Engineering Co-ordinator on progress• Assisting the Facilities department when required during busy periods/ periods of absence.• Mentoring new employees within the facilities team when required, sharing experience and advising of best practice / solutionOther• Acting as deputy / point of contact for all Facilities related tasks and issues in the absence of the Facilities Director and Facilities Engineering Co-ordinator.PERSON SPECIFICATION• Time served engineer – Mechanical discipline• Demonstratable experience in AHU systems, commercial boilers and water systems• Confident in carrying out and assessing statutory maintenance tasks• Full understanding of BMS systems and operational plant rooms• Competent awareness of H&S requirements• Confident in analysing data in spreadsheet format to provide accrual facts• Confident to engage with an array of contractors in relation to specification and commercial negotiations• Commercially astute to engage with contractors and ability to challenge price• Ability to provide reports in an array of formats• Ability to use a CAFM system• Confident in delivering tasks with minimal support• Prepared to roll up sleaves and get involved with the doing when appropriateEXPERIENCE & KNOWLEDGEEssential• Demonstrable knowledge and experience in meeting statutory requirements across an array of buildings• Proven knowledge in problem solving, in relation to mechanical equipment and general PPM/FM• Effectively managed maintenance tasks across an array of mechanical equipment• Built effective relationships across all levels within a company including with senior internal clients and external parties, including subcontractors• Thorough knowledge of H&S within the workplace with a key focus on science related disciplines• Demonstrable experience in managing workloads• IOSH Managing SafelyDesirable• Worked within a laboratory environment• Knowledge of SFG20• Microsoft office (Word, Excel, Outlook)• General understanding of building systems – BMS & CAFM• Competent to carryout Risk Assessments• Maintained H&S standards within a companyEDUCATION & QUALIFICATIONS• GasSafe (D)• F-Gas (D)• Cert of competence CPA1• IOSH Managing Safely (D)• Permit to Work systems• Knowledge of BMS & CAFM or AMICICOMPETENCIES1. This role routinely uses standard office equipment such as computers, telephones, as well as DIY tools such as drills, screwdrivers etc. the ability to drive a van is essential.PHYSICAL DEMANDSThis is largely a physical role; however, some desk work is required. This role would require the ability to manual handle goods frequently as well as plan your daily workload and communicate effectively throughout the team and the business.
