The main focus of the role is to ensure top-tier regulatory building compliance and optimal performance of critical assets and facilities while also managing the lifecycle of hard and soft service assets across the Arriva Rail London property portfolio to the highest standards.Responsibilities:You will drive successful delivery of concession tenancy obligations and maintain critical operational facilities at peak efficiency, ensuring prompt remedial actions and accurate recording of corrective works for audit purposes.The Statutory Compliance Facilities Manager will cultivate strong relationships with key internal stakeholders to proactively mitigate operational safety risks in our dynamic environment.Within this role you will be responsible for ensuring a consistently high standard of statutory compliance and maintenance across Arriva Rail London’s vast property portfolio.You will establish and maintain effective relationships with Facilities Management Supplier Partners, ensuring compliance with maintenance schedules and timely task completion.Close collaboration with the Concession KPI team will be another key part of this role, with the goal of swiftly resolving facility faults whilst minimising commercial risks, enhancing the operational experience.The Statutory Compliance Facilities Manager will support the Commercial Contracts Manager in ensuring effective service delivery aligned with supplier agreements.You will also be responsible for conducting periodic monitoring and audits to ensure suppliers and contractors maintain our required standards of facilities and asset maintenance, providing regular reports on statutory compliance activities.Qualifications:This individual will need to be a member of the IWFM (Institute of Workplace Facilities Management) and will also need to have an IOSH certification. Ideally you will have a relevant building/ engineering/ asset management/ technical qualification as well as a PTS (Personal Track Safety qualification) but this is not essential.The Facilities Manager will need to have demonstrable experience of working in Hard Services and M&E within a FM operating model, as well as experience managing and delivering soft services and building fabric maintenance.Proficiency in conducting audits, investigations and reporting on hard service performance and building service/ asset recovery plans will be highly useful.You will need to have excellent knowledge of Statutory Compliance regulations and their operational application, we all as knowledge of cyclical and planning preventative maintenance planning, scheduling and corrective works management within the built environment.Strong knowledge of SFG20 maintenance schedules and their application within a service delivery contract is essential, as well as a good understanding of Railway Operations.Excellent written and verbal communication skills are essential, along with proven stakeholder management experience and the ability to influence others. Strong decision-making skills are also required.
