Job Description:
Are you the estimator looking to join one of the most active affordable house builders in the UK? This forward-thinking company is looking to add to its established Commercial team with the addition of an estimator within the West Midlands region. This is due to the acquirement of multiple sites which is requiring extra resources throughout the increasing department. You shall report into the commercial manager and will ensure relationships with contractors are established and maintained. Whilst also working closely with the land department, being responsible for preparing site-specific land appraisals in line with established land bid timetables, and for reviewing, establishing, and reporting on the risks and opportunities with each land bid. Despite the current noise about the economy, this business is cash-rich, and are aggressively working on 5-10 major projects throughout the Midlands.
Within the role, you will be assisting with the preparation and accountability of land appraisals in support of site acquisitions, and ensuring the successful completion of prestart, on-site activities. You will prepare development budgets and report on cost movements form (Appraisal to Budget Estimate Summary) encompassing cost engineering works, and have responsibility for tendering, negotiating, and obtaining approval to award civils packages as required. Critically and firstly, you will be an efficient operator & and have a consistent track record of effective cost management of developments. You will also have a strong eye for detail and be proven to deliver work to a high standard.
Key Responsibilities:
Process tender documents
Issue subcontractor and supplier enquiries
Measure bill of quantities
Produce tender cost (labour, plant, and materials build-ups)
Preliminary costings
Submit tender and post-tender negotiations
Monthly valuations on successful contracts
Pricing jobs – Various approaches for different clients
Negotiate challenges and variations
Manage day-to-day commercial and contractual activities
Preparation of interim and final accounts
Ensure cash flow is maximised, ensuring payments are received on time
Key Experiences:
A minimum of 4 years experience in a similar role with either a housebuilder/developer or main contractor. New build residential and commercial experience. Highly numerate with excellent attention to detail, able to compile, interpret and present data for the preparation of budgets and valuations. Excellent knowledge of all codes of practice relating to estimating, for example, Building Regulations, NHBC requirements, and Code for Sustainable Homes. Articulate and calm under pressure. Strong interpersonal skills, able to work as part of a team or in isolation and manage external working relationships. Organised and self-motivated with a willingness to take ownership of projects.
Package:
£50,000 – £65,000 Basic (depending on experience). Company Car/Car Allowance. Discretionary Bonus. Agile working policy. TDMLP24
