Job Description for Commercial Property Manager

Our Client is seeking a MRICS qualified Commercial Property Manager to lead, manage and deliver a comprehensive estate management service and to sustain and improve the value from the clients non-operational (commercial) property portfolio.

Responsibilities:

* Develop and implement strategies to enhance the income generated from the Client's non-operational commercial property portfolio, including identifying and disposing of surplus or underperforming assets.

* Ensure that the Client's non-operational commercial property assets, comprising 850 commercial interests, meet annual rental targets (approximately £7m in 2019-20) and explore opportunities for new acquisitions to increase income.

* Negotiate lease agreements and rental reviews for retail, commercial, and industrial properties, and represent the Client's interests in any disputes for arbitration or legal resolution.

* Manage residential, retail, commercial, and industrial properties, with a focus on district and local retail centres.

* Oversee the annual property valuation program, ensuring compliance with industry standards and regulations.

* Lead redevelopment projects to maximize income from the Client's commercial property portfolio.

* Negotiate the sale of long leasehold or freehold interests for industrial/commercial development through various means, including joint venture initiatives.

* Provide property expertise to cross-functional teams to support economic growth in the Borough of Swindon.

* Provide valuation advice for property matters related to capital and rental values for the Housing Revenue Account.

* Manage the acquisition of urban properties through compulsory purchase powers or agreements, and handle compensation claims on behalf of the Client.

* Monitor planning applications to identify any that impact on Client's land and property.

* Supervise a Valuation Team to ensure their work aligns with strategic objectives and adheres to best practices in maximizing investment asset use.

Essential Skills and Competencies

* Candidates must possess extensive knowledge and experience in various areas of business and will be expected to provide evidence of the following qualifications:

* Substantial experience in estate/property management with a focus on property agreements and contract issues

* Previous experience working in a complex, multi-disciplinary organization and leading a team towards achieving challenging goals within specified timeframes

* Leadership skills and experience in managing change and implementing innovative ideas

* Demonstrated success through teamwork and individual contributions

* Strong emphasis on customer service

* Ability to establish and maintain positive working relationships with staff

* Demonstrated ability to drive results collaboratively, while fostering strong relationships

* Exceptional communication skills

* Strategic utilisation of information to support corporate goals

* Methodical approach to problem-solving and delivery of outcomes

* Proficient in GIS packages and computer literacy

* Ability to generate concise and accurate reports

* Self-motivated, proactive, with strong communication and interpersonal skills

* Problem-solving skills to identify and implement appropriate solutions

Qualifications

Membership of the Royal Institution of Chartered Surveyors (General Practice) with significant relevant post qualification experience including undertaking asset valuations, acquisition, management, disposal and development / regeneration casework.

Degree or equivalent relevant experience in estate management

PRINCE2 practitioner or knowledge of project management techniques within a similar environment

Salary: £30.00 per hour

Working Hours: 37 hours per week
