Commercial Property Manager

Dove & Hawk are working in partnership with a Chartered Surveying Practice based in Stratford who are looking to add a Commercial Property Manager to the established team. With an established client base they are in the process of organic growth and are looking for someone who is professional and who has had exposure to Commercial Property Management. This role will suit someone who is serious about a long term career within Commercial Property within a relaxed yet professional working environment.

Duties/Functions of the role:

• Rent, service charge and insurance collection.
• Annual service charge budgeting in accordance with the RICS Code of Service Charge Practice
• Maintenance schedules on a reactive and pro-active basis.
• Compliancy across the portfolio that may include Lease covenants, EPC's, FRA's, Asbestos reports etc.
• Routine property inspections and organising and attending meeting with lessees and or tenant associations.
• Reporting to Directors to provide regular updates on all aspects of the properties/tenants including at ad-hoc intervals regarding the portfolio's performance or any issues affecting this.
• Engaging with suitable contractors to ensure repairs and maintenance is completed in a satisfactory manner.
• Managing the portfolio using adopted software and ensuring relevant data is accurate and up-to-date.
• Highlighting events such as rent reviews, lease renewals, lease assignments and dilapidations and liaising internally with colleagues to address such matters including appropriate recording and updating of events.

Portfolio details:

• 80+ properties across E London and the City.
• A mix of industrial, retail and office space as well as a small amount of residential.
• Working mainly with Private Investors, Pension Funds and Charities.

Requirements of the role:

• At least 2 years' experience working within the Commercial Property Management space. Those with extensive Residential management experience will also be considered.
• Familiar with tenant breaches and solutions for remedies including forfeiture, submitting claims for recoveries of losses.
• A personal yet professional approach to work.
• A manual driving licence.
• A long term plan to develop within the Commercial Property space.
• Strong communication skills (both written and verbal).
• Strong IT skills.

Salary Budgets: £45-48,000per annum, access to pool car, assistance with APC offered.
Required working hours: Monday to Friday 9am-5:30pm with 1 day per week given as work from home.
