The primary role of the Business Manager (BM) is to successfully manage the day-to-day functions of MACC Business Park and support the volunteer board of directors in securing new customers and ensuring the safe, effective, and profitable operation of the property and utility assets under management.BACKGROUNDMACC Developments Ltd (MACCDL) is a wholly owned trading subsidiary of Machrihanish Airbase Community Company (MACC) and operates a former RAF Airbase on the west coast of Scotland now known as MACC Business Park for local, national and international businesses. The overarching aim is to deliver lasting economic and social benefit to the local community by taking advantage of the resources and potential which the site offers.To achieve this aim MACC DL is looking for a new Business Manager to successfully lead the day-to-day operations.RELATIONSHIPSReporting to:MACC DL Chairperson.Responsible for:All staff, visitors, new customers, tenants, consultants, and contractors.Working with:MACC DL Directors, the Assistant Manager, all other office, security and maintenance personnel, various short- and long-term contractors, on site tenants, consultancies, funders, and public sector organisations.MAIN DUTIESThe post holder is the senior most employee reporting directly to the MACC DL board of directors. The successful candidate will be responsible for:Successful financial management of the organisation including business planning, banking, and budget management.Leading with day-to-day management of MACC group employees to ensure tasks are carried out safely and effectively.Dealing with all staff management matters.Day to day Health and Safety implementation for staff, visitors, and contractors.Health and Safety policy and risk assessment development.Working to secure new and resecure existing tenants to the business park.Negotiation of all leases and contracts.Providing property and service prices for potential customers.Developing and managing fair tendering for all works in line with MACC policies.Management of long term and short-term contractors.Implementation of planned maintenance regime across a diverse and complex estate.Management of reactive maintenance issues in and out of working hours.Customer management.Stakeholder management.Leading with the marketing of business assets or activities.Report writing and presentation.Any other task that may from time to time be requested by the MACCDL Chairperson.PERSON SPECIFICATIONQualifications and education requirementsIt is desirable that candidates are degree educated in a relevant subject but suitable experience in a similar role will also be acceptable.Essential skills and experienceA positive and can-do attitude.Excellent problem-solving skills.Willingness to learn and develop new skills in post and take on additional responsibilities.Strong organisational skills.Previous revenue and capital budgeting experience.Excellent verbal and written communication skillsContract preparation and delivery.Strong IT skills (mainly Microsoft).The candidate must have a UK driving license and access to their own vehicle.Desirable skills and experienceUnderstanding or experience of property and utility management.Leadership skills.Experience of not-for-profit governanceExperience in dealing with boards of directors.Experience or skills in project development and management.Experience with high voltage electrical equipment.Experience of managing private water and sewage treatment systems.Demonstratable financial management experience.Experience with Xero.Experience of negotiation and budget management planning.Able to build relationships with a wide range of stakeholders.Marketing and social media account management.Discretion and confidentiality are always required all, and you will be asked to agree to non-disclosure agreements from time to time.PHYSICAL REQURIEMENTSThe successful candidate will be expected to be able to sit and stand for long periods, have to undertake building and infrastructure surveys occasionally at height with ladders, scaffolding or cherry picker. There is also a requirement to work outdoors for long periods of time and check on remote infrastructure high in the hills, so a good level of fitness is required for this role.SALARY & BENEFITS£38,000 - £48,000 pre annum with annual performance reviews.MACCDL offers access to the NEST pension scheme and operates an Employee Assistance Program. PC, laptop, and company phone will be provided. Training opportunities are also available within the role.TRAVELOccasional travel off site is required for training and to meet customers and advertise the property and assets at summits and conferences.JOB STATUSThe post is offered on a full-time basis 39 hour per week excluding lunch breaks and the successful candidate is expected to work primarily from the MACC HQ office.This post is not suitable for full or part time working from home although occasional home working is permitted when suitable to do so.MACCDL operates a flexi-time system and alternative start/finish arrangements can be considered if the successful candidate requires them.The post is provisional for 6 months based on successful completion of a probationary period.APPLICATION PROCESSPlease submit a job application with covering letter demonstrating your relevant skills and experience for this role to ##### Job application forms are available for download from www.machrihanish.orgThe covering letter should be limited to no more than 2 sides of A4.Candidates should answer the following questions in their submission:1.
