Building Services Engineer (Mechanical/Electrical)
start - 22/04/2024
Ipswich, Suffolk

End of 2024 - possible extension
Full-time on site (some weekend work occasional) - 10 hrs/day
Outside IR35
Team size - around 8 onsite + 2x more needed and then a few more from the site management team
Deal with contractors/sub-contractors
Check quality of install - don’t need ability to do work but have an understanding of it
Proactively plan what situations arrive when, etc
Main Purpose of role
Responsible for monitoring of Contractors and their compliance to the designs, specifications, and RAMS, identifying and coordinating interfaces, monitoring performance and progress, liaising with design coordinators for Contractor TQ’s and proposing technical solutions, finishing and close-out of the MEP works to cost, time & quality.

Key Responsibilitie s & Duties:
The role encompasses the monitoring, inspection and coordination of Subcontractor installation and commissioning of the following services:
• Hot & cold-water systems
• Lighting (internal and external)
• Electrical distribution (LV)
• Heating, Ventilation and Air-conditioning (HVAC)
• Telecommunications
• Security systems (building and CCTV)
• Fire Systems
• Lifts
• Bund Water Control units
Role specifics:
• Monitor the programme on daily basis and ensure that critical path is not affected
• Report any programme deviations to the Building Services Project Manager and discuss/propose any corrective measures at site level to maintain the project end date unaffected
• Coordinate the interface works in line with programme and design requirements
• Review Method Statements and Risk Assessments
• Carrying out regular inspections of the work on site.
• Comparing completed work with drawings and specifications to ensure they are consistent or that variations have been through correct approvals processes.
• Resolving issues as to the interpretation of agreed drawings and specifications.
• Measuring and sampling products and materials to ensure they meet all required quality standards.
• Identifying defects, providing options for correcting them and facilitating and keeping records of any amendments subsequently required.
• Monitoring and reporting on progress to clients, project managers, design team members and quantity surveyors.
• Maintain (and update daily) the Snag/Punch list
• Undertake snag/punch list closeout with the clients’ representatives
• Coordinate with the Principal Contractors Temporary Works Coordinator (PC TWC) in accordance with BS 5975
• Works within Limits of Authority
• Ensuring timely decisions on open issues, escalating if necessary.
• Chair technical and progress meetings with subcontractors and internal stakeholders
• Attend client meetings
• Manage TQ’s with tenderers and subcontractors and the client and ensure responses are provided within the contractual period of reply
• Ensure that relevant work documentation (RAMS, temporary works register, ITP’s) are in place and approved prior to works commencing
• Support the site manager and Site Safety advisor in the development of H&S culture at site level and in organising audits of subcontractors
• Ensure that quality of the works is in line with approved design. Ensure that all nonconformities issues will be recorded at site level on specific NCR forms and include these in the NCR database. Liaise with Quality Manager in Projects and SPM to report deviation from quality standards and measures that are in place to address these issues.
• Undertake frequent site walks daily (Must be seen regularly around the construction site and be known to the client and contractor’s workforce)
• A clear eye for detail you will be able to produce results that will push the project to closeout (RIBA 6) on or before schedule
• Conduct regular site safety tours together or without SHE Advisor
• Ensure all equipment on the site has the appropriate documentation available verifying it is safe to use. In the event that documentation is not in place, ensure equipment is quarantined
• Issue daily / weekly / monthly reports to the Work Package Manager (inc. taking and upload daily progress photographs)
• Ensure that all key site documents will be properly stored in the project folder
• Ensure all site installation records are captured efficiently in the Red mark-up drawings which will be issued to SPM / Work Package Manager
• Monitor Contractors for compliance of site rules and task specific RAMs
• Liaison with site personnel on the allocated works and deliverables.
• Ensuring professional stakeholder management.
• Abide by all business compliance requirements in line with Company policies, for example, Business Conduct Guidelines & Confidential Information.
Experience
• > 10 years experience within the Building or Industrial Services industry
Qualifications & Competence Requirements
Mandatory
• Experience within the Construction, Process and/or Industrial sectors.
• Strong understanding of building services installations.
• Proactive attitude.
• Familiar with BSRIA BG 6.
• Ideally having an HNC/HND or above in electrical or mechanical engineering or equivalent e.g. NVQ4 or above in building services.
• Qualifications in:
• 18th edition electrical installations
• City & Guilds electrical inspection & testing
• City & Guilds design, erection & verification of electrical installations
• Good standard of IT literacy – especially MS Office 365 solutions.
• Assertive and strong personality
• Good understanding of CDM Regulations 2015
• Good understanding of Health & Safety Legislation
• CSCS Technical, supervisory or managerial card
Desirable
• Membership of a relevant professional body e.g. CIBSE or IET
• Experience of design & build projects
• SMSTS / SSSTS
• National Grid Person & BESC
• HSE First Aid at Work
Compliance Responsibilities
