Block Manager – Borehamwood, WD6
A strong, well-respected and very established Property Firm are actively seeking a personable, professional and team playing based in Borehamwood, WD6
The successful person will require the ability to participate fully in the running of the department, assisting with problem solving where necessary. plan workloads, to work unsupervised, and to have a flexible approach. As a key member of the team you should have the ability to react to the day’s events in an effective, friendly and consistent manner providing support and assistance where necessary.
Responsibilities include but will not be limited to:
Effectively manage your portfolio and take responsibility for good all-round customer service
Manage electronic data and ensure e-mails and calls are responded within 24hrs.
Management of H&S, FRA, Asbestos and all other legal requirements.
Site Reports and lift engineering works, ensuring that all reports are actioned appropriately.
Completing minutes and site reports within 5 working days.
Liaise directly with Head of Client Services as necessary to progress any task, project and meetdeadlines.

Set up meetings for the year ahead when taking over new sites
Continually seek value for money by obtaining quotes from several contractors and sourcing localcontractors to site, working with residents on site to ensure that all expectations are met.
Creating contract orders and signing contracts being cautious of s.20 regulations
Ensure all blocks have up to date H&S and FRA including appropriate signage
Authorise expenditure ensuring that the site does not fall into money difficulties and always remains with a steady cash flow.
Working with accounts to create realistic budgets that you can stay on target each year.
Attend client expectations meetings with new clients, set realistic expectations but work with them to achieve what it is they want.
Set/communicate leaseholder and resident meetings, ensure that minutes are kept and sent to everyone within a suitable time frame from the meeting, no longer than one week.
Prompt and cost-effective maintenance of individual portfolios
Undertaking of TUPE contracts
Authorise expenditure ensuring that the site does not fall into money difficulties and always remains with a steady cash flow.
Ensure financial reports are sent to clients when required and queries are responded to regarding financial matters correctly and in a time efficient manner.
Authorise seller’s packs to ensure that correct and up to date information is included
Working with accounts to create realistic budgets that you can stay on target each year
Managing onsite staff ensuring they are performing to their absolute best, including holidays, sickness
Ensure all activities are compliant with current legislation and best practice
All blocks built prior to 2000 have asbestos reports and those post 2000 have confirmation from the developer that no asbestos was used in the construction of the building.
Conduct site visits and have site visits written up and on the system within a week of site visit taking place.
To be a part of training sessions and team events.
To attend external training events for progression. After training/events you will prepare and deliver a relevant session to the team.
Manage on site staff, conduct regular reviews and ensure they are trained adequately in first aid, H&S etc
The Successful Applicant will need to possess the following skills:
A good knowledge of property management principles and procedures.
Strong self-motivation to keep improving, learning and developing.
Good knowledge of QUBE computer system.
Good knowledge of windows-based applications – i.e. Microsoft Word and Excel
Good written and verbal communication skills.
This person should have good communication skills, both verbal and written.
They should be willing to participate fully in the running of the department, assisting with problem solving
The hours will be:
Monday to Friday 9am – 5:30pm 1 day wfh after successful probation period
Salary range will be:
£42, 000 - £46,000 dependent on experience -
