Our client, an established Housing Association has an exciting opportunity for an Asset Manager to join their team!



Responsibilities




  • Proactively manage our homes, meeting the highest standards of customer care and ensuring that homes are maintained in the best possible condition whilst delivering value for money.

  • Ensure programmes of works are effectively managed and represent Value for Money.

  • Manage your team to deliver high levels of performance and customer satisfaction.

  • Contribute to the development and delivery of the Asset Management Strategy to ensure effective asset management, embedding this in our asset and housing management systems and culture.

  • Participate in the setting of annual and future maintenance budgets, in accordance with our financial and asset management strategy.

  • Plan and manage short, medium and long-term programmes of major repairs in line with the Asset Management strategy and within budget and business plan constraints, delivered to a high standard in line with statutory requirements and policies and procedures.

  • Maintain up to date data on stock condition, values and assets in a way that informs investment and asset optimisation decisions and our repairs and maintenance functions across the asset portfolio.

  • Develop and implement data monitoring systems, financial reporting, quality control, policies, and procedures.

  • Consult with Development team to ensure new assets are delivered to required standards and are effectively integrated into existing asset management systems.

  • Lead and manage the team, creating a high-performance culture through supporting, coaching and developing colleagues.

  • Ensure effective engagement, liaison and communication with our customers, ensuring their needs and views are taken into account in the development and delivery of services.

  • Ensure that all contracts, contractors, and suppliers are managed effectively against cost, time and quality measures and that all works are sufficiently supervised.

  • Ensure strategic and operational performance indicators are accurately measured and reported to enable performance is fully understood and targets achieved.





Essential




  • Valid UK Driving Licence.

  • Ability to travel independently to visit sites, properties etc.�

  • A flexible approach to working hours/days will be essential for this post.

  • A higher education qualification (e.g. degree) and/or relevant construction, maintenance or building related professional qualification/relevant experience.

  • Track record of continuous professional development.

  • In-depth understanding and experience of creating and implementing a rolling 5 year maintenance programme, and 30 year business plan forecasts.

  • Proven track record of providing excellent customer service and maximising customer satisfaction within our value for money framework.

  • A good practical knowledge of working with asbestos, working within CDM Regulation, and monitoring Safe Systems of Working.

  • Strong contract and project management experience with the delivery of a range of Asset Management programmes.�

  • Excellent planning, procedural adherence and administrative skills.

  • Able to prepare and present clear, concise written reports for stakeholders

  • Highly confident with data analysis, interrogating and manipulating data to spot trends and manage performance





Desirable




  • Any social housing related experience and/or professional qualification. e.g. RICS, CIOB , CIH
