Cromwell Property Group is seeking a Transactions Analyst to join our UK Asset Management team. Based in our London office, the Asset Analyst would be responsible for various aspects of asset management such as coordinating the production of business plans, forecasts & reports, translating strategy into business plans and supporting the supporting the rest of the Asset Management team.

Role objectives
The Transactions Analyst operates in the UK and pan-European Transactions Team, focussing on analysing acquisitions on behalf of all Cromwell’s mandates active in the UK and on a pan-European basis, notably its listed vehicle, CEREIT. The Transactions Analyst will work closely with the Transactions Manager and Senior Transactions Managers responsible for the execution of real estate acquisitions across Europe. As part of the team you will be involved in every aspect of the transaction (asset underwriting, modelling, valuation, analysis of portfolio, documentation).
Position responsibilities
· Assist the Transactions Team members and local teams in the underwrite and execution of deals across multiple sectors, regions and risk profiles throughout the UK and Continental Europe
· Conduct financial analysis of a wide range of real estate investments (across direct real estate and corporate), including modelling of real estate cash flows, financing and tax assumptions to produce outputs including IRRs, output sensitivities, income focussed returns (AFFO, Distribution Yield, DPU etc.) and accretion/dilution analysis on DPU and NTA.
· Undertake research and liaise with key stakeholders to support key underwriting assumptions
· Preparation of documents for internal and external purposes, including investment committee reports and presentations to clients and partners
· Assist in the management of key stakeholders and advisers involved with the Transactions process including Fund Managers, Debt Capital Markets, Tax, Risk, Legal and Asset Managers, etc
· Participate in meetings with investors, clients and advisors
· Participate and be key member of deal screening meetings
· Participate in Investment Committee meetings and responsible for managing follow up items
· Assist the senior Transactions Team members on providing best practice and demonstrate consistency with Transaction Managers and Transaction Analysts in all Cromwell offices
· Assist in the research, pipeline analysis and modelling of new investment products/mandates
The ideal candidate for this role will have:
· Bachelor’s degree or equivalent
· At least 2 years’ commercial real estate experience (fund management/corporate finance/accounting/investment banking/advisory/asset management)
Personal Competencies
· Analytical understanding of commercial property with a sound commercial judgement
· Highly numerate with strong financial modelling skills (cash flow analysis, DCF) and understanding of financial statements.
· Ability to influence and deliver change
· Well-developed ability to communicate verbally and in writing
· Outstanding interpersonal and team-working skills
· Broad IT skills, including MS Office package, especially Excel (VBA), with strong modelling experience
· Ability to manage time efficiently and prioritise workload
· Ability to deliver against challenging targets with limited supervision and direction
· Demonstrable experience of creating property cashflows from scratch and ability to run and adjust complex financial models
