An excellent opportunity has arisen for an experienced Quantity Surveyor to commercially lead the delivery of a mixed-use development in central Swansea. The scheme comprises 35 residential flats, 10 houses, several retail units, forming part of a wider regeneration strategy in the region.

Working with a well-renowned regional contractor with a strong and secured pipeline of projects across Swansea and South Wales, the successful candidate will be responsible for overseeing the full commercial lifecycle of the project, from pre-construction through to final account.

Key Responsibilities:

* Take full commercial ownership of the project from inception to completion and final account.

* Prepare, manage, and forecast project budgets, ensuring cost control throughout delivery.

* Procure subcontract packages, including preparing tender documentation and carrying out tender analysis.

* Administer and manage subcontractor accounts, valuations, payments, and change control.

* Identify, assess, and manage project risks and opportunities.

* Ensure compliance with contractual requirements and company procedures.

* Collaborate closely with project managers, site teams, design teams, and client representatives to drive commercial outcomes.

* Provide accurate and timely cost reporting to senior commercial leadership.

Essential Criteria:

* Minimum 3 years’ experience in a Quantity Surveyor role, ideally within a main contractor environment.

* Proven experience commercially leading residential or mixed-use developments through to final account.

* Strong knowledge of JCT contracts and commercial best practices.

* Excellent negotiation, analytical, and communication skills.

* Proficient in relevant software (e.g., Excel, COINS, or similar cost management tools)
