Hybrid working, office based in Luton

To give full administrative support to the Housing Asset Manager and the three main business areas of the department assisting with the achievement of essential objectives. This will involve multi-tasking in the different teams, being involved with: Gas, Asbestos, Legionella, Fire, Electrical and Lift mechanical administrative work. Furthermore provide self-organised administrative support – observing managerial priorities - for all referred functions.

Accordingly the post holder may also be required for administrative duties for the Temporary Accommodation business, consisting of coordinating the execution of: surveys – electrical and gas test on behalf of the letting agencies.

The post holder will ensure the efficient and continuous delivery of building compliance services with a specific focus on supporting the achievement of the whole Housing Asset Management teams’ aims and objectives, compliance standards, statutory obligations, performance targets, including financial and those related customer satisfaction including value for money.

Actively contribute to the achievement of the wider Housing Landlord aims, operational objectives and future state.

PRINCIPAL RESPONSIBILITIES %

1. Within the defined framework provide a complete range of administrative procedures to the three specific business areas within the Housing Asset Management team assisting it to meet with contractual obligations. The post holder will be able to multi-task being involved in: Gas, Asbestos, Legionella, Fire, Electrical and Lift Safety mechanical administrative work. Furthermore provide self-organised administrative support – observing managerial priorities - for all referred areas, such as actively update records, send letters, scan documents, photocopying, and note taking as required.

· As requested administrate the activity of the Temporary Accommodation business, coordinating: surveys – electrical and gas test for letting agencies. 20

2. Implement gas compliance administration: conduct the compliance programmes, according to budget, ensuring all relevant, current legislation is met. Record the results of such programmes in an auditable method to provide reports on performance and satisfactory completion. Use the results to detect and prevent non-compliance. The main activities are;

· Responsible for running the Council’s annual gas servicing programme;

· To ensure that no missed opportunities occur to complete any gas services;

· To ensure all efforts are made to access homes to complete gas services;

· To ensure the customer’s needs are understood and why appointments might be being missed;

· To action swift and effective legal action as necessary to ensure all properties have a valid Gas Safety Certificate, proceeding with full knowledge Section 7 of the Tenancy Agreement.

· To provide support in running the Council property programme of a 9 year cyclical change of boilers, including new build, Void and Communal boilers assuring the completion of the whole process in each case, including the issue of an Installation Certificate and the updating of Council system records
